Buying a Home

Buying a home is both terrifying and exciting because it is one of the most important decisions you will make in your lifetime. I understand how important this is for you because I have been there myself! I will be there with you every step of the way and we will find the perfect property for your unique situation!

Research

Do you know the area you want to live in? Are you looking for a single, multi-family home or condo? What are your favorite features that you can't live without? The market is changing rapidly every day! Researching is your best tool to find the home and area you want to live in.

Budget

Take some time and calculate the monthly commitment to a home purchase you feel comfortable making. A Mortgage Company is going to pre-approve you for more than you are probably going to spend.

Get PreQualified

The amount you think you can afford sometimes doesn't line up with what the mortgage company will prequalify you for. Before you get your heart set on a certain property, talk to a mortgage professional. I can recommend a professional to you that will help you make some decisions.

Choose a Real Estate Agent

Lynette will help identify properties from your wish list,  arrange showings, and handle the offer process for you. With her industry knowledge and understanding of the current market, she will confidently find your perfect home.

The Perfect Home

Finding your perfect home is a fun step in the process other than moving in. I will arrange all of the showings of homes that meet your criteria and price range. Do your own inspection. Try the light switches, faucets, close and open doors. Take your time and explore each home. Keep in mind factors such as schools for your child, traffic, noise and other elements that may not be desirable.

Make the Offer

After you have found the perfect home, work with Lynette to create an offer based on comparable homes in that area. She will negotiate on your behalf to come to a favorable agreement.

Home Inspection

Your offer will be contingent on the home inspection to make sure there is no structural damage or large repairs needed. If the home has no major issues, you can negotiate the offer based on repairs needed or withdraw and walk away.

Loan

Time for that sit-down with the mortgage company who pre-qualified you for the loan. Decide on the type of loan based on various options that will fit your needs.

Home Appraisal

The lender will have your new home appraised. The appraisal will make sure all parties are paying a fair price for the home.

Finish Line - Closing

The closing is the final part in the process of buying your home! You are now the proud owner of your dream home.
